Your Step-By-Step Home Buyer Guide

So you are ready to find your new home!

The housing market may be moving at warp speed, or as slow as a turtle, but either way being prepared is most important. We created a complete Home Buyer Guide, which we will go over in detail together, but at a glance, here are a few steps we will work through.

Finances 

First things first! 

Let’s focus on getting your pre approval letter. Your pre approval letter helps us narrow down our search and speed up the process, especially if we need to act quickly. We will go over your options, such as how much you can borrow or if you plan to pay with cash. There are different scenarios for each option.  

There are some costs you will want to keep in mind as we move forward. We have a line by line break down in our complete Home Buyer Guide, but here is a quick review:

  • Option Money

  • Earnest Money

  • Inspector

  • Survey

  • Appraisal

  • Down Payment

  • Closing Costs

  • Expected Monthly Mortgage

Search 

Get your “must-have” list ready - the fun is about to begin! Some clients know exactly what they are looking for in their future home, others do not & we will assist in creating this list. No matter the situation we are prepared to lead you through the process by  asking the right questions to narrow the search. We want to make sure you find the perfect home, in the right community, for your family! 

 

Offer/Negotiation 

 Once we find the perfect home, it’s time to get to business. This is where you let our experienced team work for you. Behind the scenes we are communicating with the selling agent, negotiating, flipping through all the paperwork and getting all our ducks in a row. We will go over each step to ensure you understand what takes place before you get the keys to your new home. 

 

Briefly, during the offer and negotiation period, we cover:

  • Purchase price

  • Earnest Money

  • Option fee & days

  • Closing Date

  • Home warranty

  • Survey

  • Appraisal 

  • Leaseback

  • And all the other details of the contract! 

 

Option Period  

During this phase of the process we will have an inspector take a very close look at your potential new home. This important step literally allows you to see what is inside the walls. We take the report from the inspector and review it closely. Minor to major, no matter the issue, we can use this information to make sure your new home is sound and ready for you. 

Financing 

Following the inspection and resolved issues in the home, we will work toward an appraisal, mortgage and home insurance. While this all may seem a bit intimidating - don’t worry, we got you!  

Closing

And finally, closing! At this point in the process you can almost feel those shiny house keys in the palm of your hand. We have a few suggestions to help ease the closing process and we will go over those together, but at this point, congratulations!!
